@Henri Meli I’ve been looking at second jobs as well it’s a little tough with two kids being a single dad, but I’m very determined to make this work. I just need to find the right key to get into rei.

@Henri Meli thanks for the reply. I’ve got $2k savings will be about 5k by July. I’m going to try to establish relationships with others in my area who invest. My thinking is that if I can get two rentals that cash flow I will have enough to speed up my savings in order to make down payments on future purchases.

@Sam Shueh I had a 734 then it shot down overnight after I consolidated my student loans. I’m assuming it’ll stay in the 680’s until I lower my debt/income ratio which kind of sucks because that’s what I’m trying to accomplish through rei, but that’s the way it goes.

@Frank Jiang thank you for your reply. That’s great advice! I have gone through the process and consolidated my loans into eligible loans and quadruple checked just in case. Again great advice though.

So, if not BRRR then I'm thinking my other option would be to house hack. Just want to make sure I don't get in over my head since I've got so little room to breath.

I currently owe $92k in student loans. Payment is $48/month. Loan is forgiven 100% in 10 years.

I net 34k/year. $2000 savings. Credit score 683.

I want to invest in single family homes.

1. Should I pay down my debt before investing?

2. Is BRRR the best strategy for my situation?

I’m a teacher/football coach (38 years old) and want to replace my current income and beyond through investing in rental properties. Am I getting started too late?
