Starkville, Ms House Hacking?

Hi, I am currently a student at Mississippi State University, and have taken interest in house hacking as a way into real estate investing. With that being said what are some opinions on areas in Starkville, MS to look in and/or stay out of? Also, should I target a 3 or 4 bed single family home? This will be my first move into real estate & I will not be able to purchase for another 6 months until I turn 21, but I want to start learning the area. Seems to be a lot of 1 story ranch style homes 1960s-1980s (3 br)around 175k & a good amount of new construction starting around 210k (3-4 br).

I appreciate any suggestions y’all have for me!

I don't know much about Starkville but my CPA has a client who owns several properties there and he says he does very, very well. Have you thought about joining the Mississippi Association of Real Estate Investors Facebook group? Someone there might have more suggestions. Good luck!
