Help! First investment options/considerations

He BP! So I’m in the starts of planning a investment. It’s not out of state, but out of town to a more affordable area ( I’m in the Bay Area, will look into Sacramento ). I’ve dialed in a few areas to hopefully gear to college renters. Or upcoming family area. Where as I do not know if I’ll flip or hold. It will depend on the purchase price/area/rental market.

Are there any basics, or things to look for when deciding if it should be a rental or if I should go for a flip - make some money and go for a bigger project.

Any insight is appreciated. Thanks

‘Flipping' SFR has become increasingly challenging in the Sacramento area. It's been picked over rather heavily over the past decade. The ‘buzz' in our office working with investors looking for short-term holds has completely vanished.
