I have a potential deal but with the seller's realtor. The realtor stated there's a mortgage on the property at 79000 and the ARV is at 159000. The house needs work but it's in a great area and will easily pull the ARV rates. Do I go through the realtor or the owner, or does it even matter?

I think once you make contact with the realtor, the owner has to sell it through the realtor. At least, that's how it works in NJ. Think about it, the realtor negotiated the potential deal with you. Why would you go behind her back and cut her out?

Run the numbers and if the rehab and ARV are correct then use the realtor who brought you the deal. Don't lose the deal. Secure it and get it in a contract.
