Is there value in getting licensed as an agent??

Is there value, financially or otherwise, in getting licensed as an agent in the state(s) you plan on investing in? What should I consider when thinking about the potential of this path?

My first thought is the ability to potentially save on closing costs, but is this weighed down partially or entirely by the cost and time spent actually becoming licensed?

The costs of maintaining a license are often overlooked. Depending on where you are located, it will generally cost between $3-$5k per year to maintain a license.

I usually tell people, if you are buying/selling 5 properties per year (and lets be honest, people have the intention of doing that, and simply no one comes close to it) is where you should consider getting a license.
