Which comes first, the goose or the egg?

Hey Everyone!

I am really excited to be here. Just starting out, I know I have a lot of research to do and I’m looking forward to it! I would appreciate some insight as I start this journey. What comes first when thinking about investing in rental properties? Should I be looking for a lender first to see how much financing I qualify for? Should I be looking for properties yet? I guess I am looking for an order of operations so that I’m not putting the cart before the horse.

I would appreciate any advice and any book recommendations. I ordered the book on rental property investing-digital. I just can’t find it so I could use help with that too.
