@Jim K. The proper term is cash burn. Imagine your property portfolio as a galaxy, and the cash burning property is a black hole in the center. It starts by self imploding then quickly progresses to sucking in and burning cash from all surrounding properties in your portfolio galaxy, and eventually your entire universe. Then it comes for you personally. What happens when your personal being enters the black hole depends on your system of belief. It could be a portal to a new more profitable dimension, or it could mean total destruction and irreversible debt. It’s up to you to decide if you’ve failed ten thousand times or if you’ve simply learned ten thousand ways to invest that don’t work.

So to boost cash flow, when you put money into a property to raise the NOI, are you giving the property a cash diuretic or a cash laxative? When a property is cashflowing significantly more than expected due to temporary seasonal conditions , can we say it's cashflowing on the rag? Thanks for all the help with this very confusing real estate terminology, I just don't want to sound stupid talking to experienced investors.
