I'm trying to find a form to use to cancel a property management company.  Just something to get me started on the process.

Bruce - You could certainly send it via email, but I'd absolutely do as Bill Gulley said and send it registered with return receipt in addition.  Ultimately, your contract with the property manager should stipulate how to terminate your agreement and any costs that could potentially be associated with early termination.

nope it's local, but lots of issues and haven't rented yet.  no real expenses yet so good time to start over.

You can call them and stop further activities.  Is there work being performed, in progress? If so I'd demand an accounting of the work and when it was performed along with chrages and get a lien waiver before you make any last payments.

Sounds like this is not in your neighborhood, you might get another manager and have them assist you in this matter, they could pick up such files and any lien waivers and take immediate management for you. Good luck

Any benefit from sending an email copy so they get it faster ?
I'm basically trying to stop any expenses from occuring.

It's usually done with a letter.

SImply say you are terminating the agreement made on the ---- day of month, year between us for the management of my property at such n such street, what city, upon receipt of this letter.

You could give a polite reason or say nothing at all as to why.

Sign it and send it registered mail return receipt requested.

Might read your contract and see if it will cost to terminate before the term expires. If there are other requirements to terminate, simply include them with the letter.
