Decided to focus on performing notes. Step 1 finding them. HELP!

I have a goal of acquiring 1 performing note before Christmas. I would like to mail market directly to the note/mortgage holders. Only problem is...not sure what’s the most efficient way of tracking them down.

Buy a list?

If so from where?

Court records?

What’s the best way to search them?
