Analyzing primary residence for rental potential

Hi everyone, 

I currently own a home in San Antonio, Texas (78244) SF 3bd 2bth, 1820sqft, in a gated community. I have owned the home for 5 years, but we are weighing options on to sell or rent. I have become familiar with the BP 4 square method but I'm not sure how to perform this same analysis on my primary home. any advice?
