Cash flow Versus Appreciation property

Hi All,

I am planning to invest in real estate property and waned to know which factor is more important in terms of long term investment . I have found few properties and i have to decide which is the best for return of investment . I wanted to what would be the criteria for the best deal in long term. if there is 2 different property in 2 different location which one should be the best for investment

1. Property 1- Class B  property in Class A location where cash flow is not good but appreciation is good 

2. Property 2 - Class B property in Class B location where cash flow is  good -positive but appreciation is not good as  Property 1

Which Property 1 or 2 one do you recommend and would appreciate for expert feedback
