Where to register LLC and partnership agreement

Hi,

I'm just starting out with my partner to invest and follow BRRRR strategy. Two questions:

1. Where should we register our LLC or LlP? He's from NY and I'm from NJ and we plan to go 50/50 with $ and responsibilities.

2. Where can I find a solid partnership agreement? Do we need a lawyer?
