Direct Mail Marketing Guidance

For the last 12 months I have been reading, listening, and watching all things real estate investing. I set a hefty goal for myself for 2020 to acquire 10 units this year. I also used the last 12 months to get myself financially prepared so I could qualify for loans. So here I am, ready to go, and I want to start with a direct mail marketing campaign in the area I am looking at investing in. 

I am looking for any input on what other have found success with, in regards to direct mail marketing. What companies have you used and liked/disliked? Did you design it yourself or did you have someone else design it for you? I will be targeting seller financing type deals which are a little more challenging to come across so I want to make sure I get this right. Any input will be greatly appreciated.

If you spent the last year organizing your finances so you could qualify for loans, why are you targeting seller financing deals? Also, to place a goal of 10 units for your first year may make you stretch to hit those goals when you first purchases should be well thought out and carefully done so you don't set a flimsy base for what you want to achieve long-term.

You can look up several posts about who people use for the DM mailers, but it's all about consistency, volume, and call back rate. I used to want to write what I thought would work, but instead stopped worrying about how perfect it was sounding and just got them out there in a standardized form. But, if you don't have a callback number and strategy, then your cards will be wasted.

Will you have 24/7 answering or messaging on whatever number you list? Too many new investors do direct mail as a side hustle to get their REI going, but they still have a "real" job and cannot take the calls when they come in. If you miss a call, you may miss a deal because most sellers on the lists you build will be getting multiple cards. What's your plan?
