It would help to know your level of experience. If you have rental properties and have seen a lot of homes in person then you at least have cursory knowledge of what it would entail to flip. If you are a new investor and have never even watched a flip, your learning curve will be much steeper and potentially more dangerous in terms of losses. Knowledge and control are always the key to flipping. You have to know a lot and you can't give over control to your contractor, especially when you don't know what you are doing. Read @J Scott's Book on Flipping Houses. It will break down anything and everything you have to consider, but then you have to take that knowledge and apply it to your local market.
