Help, investor in Columbus area willing to help a new investor

I live north of Columbus and I have been dousing myself with information from books, podcasts, YouTube videos, you name it. Suffering a little bit from paralysis by over analysis. I need help with the some of the fundamentals on properties and making a decisions like weighing the pros and cons of properties I’m interested in. Any one on one help/ mentoring would be greatly appreciated.
