Any investors doing Airbnb in Joshua Tree?

Question

Hello BP community! Just curious if any investors here have properties in Joshua Tree?

If yes, are you guys using the Airbnb strategy as a rental?

I plan to have at least one property out there to Airbnb in the future! :)

Any responses and info is much appreciated!

@Jean Santiago Hi! I have a house in JT. We’re living there currently, but Airbnb on the weekends. This summer we are moving and plan to Airbnb full time. It’s a great STR market. You aren’t paying Cali prices for property either. I bought my house last summer for $238k - 3/2, 1700 sq ft. This month I’m grossing $2150 from just the weekends. My mortgage is $1475. In Joshua Tree, your cannot STR two separate structures on the same parcel. San Bernardino County will only issue one STR permit per single-family home per parcel so you would need to subdivide the parcel and build an SFR on each parcel and apply to get STR permits for each home, separately. I have investor clients in the high desert who ask all the questions so I'm familiar with what you can and cannot do, STR-wise.

For a duplex, you can get a separate STR for each unit. SB County updated their ordinance to allow two STR permits per parcel as well.

Here is the ordinance below:

§ 84.28.040 Permit Required. (a) A short-term residential rental unit owner may use a single-family dwelling unit as a short-termresidential rental unit only if such owner has a current valid short-term residential unit permit andcomplies with the requirements of this Chapter and other applicable provisions of the County Codeand other laws. A separate permit shall be required for each dwelling unit used as a short-termresidential rental unit when there is more than one legal single-family dwelling unit or a duplex on theparcel. An accessory dwelling unit, primary dwelling unit, guesthouse, casita, or other residentialaccessory structure may be permitted as a short-term residential rental unit when at least one of thedwelling units (primary dwelling, accessory dwelling unit, or caretaker dwelling) is occupied by theproperty owner or legal agent. This owner-occupancy requirement shall not apply to a parcel two5/18/2021 https://export.amlegal.com/api...https://export.amlegal.com/api... 3/13acres or greater. A maximum of two legal dwelling units per parcel of land may be approved forseparate individual short-term residential rental unit permits. An individual unit, such as an apartmentor condominium, located within a multi-family residential project, is not eligible for a short-termresidential rental unit permit.

@Jason Kudo so would that mean that a duplex would not work as a permitted STR? would you only be able to STR one side as you'd only be able to get one permit? Or would it be ok as it is only 1 structure? Thanks!

I'm thinking about either a two-building situation and renting out one full time or possibly building a glamping style place on a plot, but I think the regulations make that more difficult now
