HELP — I have amazing tenants ready to go.

I know an abundance of GREAT young professional-type tenants in Bloomington IN and Columbus OH that would be willing to move into a property that I would own/manage... however I’m a 25 yr old college pastor and my wife is a teacher, so we need some creative financing/partners to get these deals done. I have $10k saved and saving ~$1k/month.

Would be interested in partnering with someone in a similar investing stage that also needs a partner to accelerate things OR someone with much more experience!

You certainly need to build your connections which you are doing right now.  To win over any partners, you have to have a real, quantifiable deal on the table for your partners to look over and see if the numbers work for them.  Get a list of possible partners.  Determine what your partners need out of a deal.  Then find that deal that meets the requirements and present it to them.  I believe you feel you have amazing tenants, but an investor is going to be looking at the profit potential.
