What am I doing wrong?? I've been at it for a couple of months now, and I still haven't closed a deal... Well I started doing joint ventures; but I still haven't found motivated buyers to buy the property. This is one of the reasons I'm not trying to put a deal under contract.. If it's hard to get a buyer with someone else's deal; what chances do I have...?

Three things wrong here. You are playing a fourth party middleman role, the deal is simply not good enough likely, and you have not gathered proven and real cash buyers on your list.
While I respect Ned's comments, I do not believe that you must market or advertise much or at all to lock a buyer for a real deal. The numbers on a real deal speak for themselves and real buyers are easy to find is public records on all cash sold transactions in your area.

Lastly, "been at it for a few months now" is NOT a long time. I worked over a year before getting my first deal.
