Thanks to the seasoned investors on Bigger Pockets, I've invested in some time to do my research on wholesaling; how to get accurate comps of the property, how to estimate repairs on a property, how to get a property 30 to 40 percent under market value; so that my end buyers can have a nice spread on their numbers. My goal is to satisfy my end buyers.. If I run into a deal, and I'm not making that much, it's okay with me.. Longs my end buyers get a great return on the deal.. Thanks to @Will also, for putting me on point about different factors in this game.. (and others) But I'm a real estate investor who finds properties way below market value, ours it under contract, and reassign the contract to another investor.. And im honest about what I do, on both ends..

We'll one of the reasons I got into real estate investing, is because of the salary jobs are paying right now.. Living from pay check to pay check, iz not an option for me anymore; I have too many responsibilities.. Besides my little ones.. And at the same time, I'm trying to be financially free, and debt free.. A job, 2 jobs, or however many jobs your suggesting isn't going to get me there.. And who wants to work 2 jobs, not getting paid enough, and no time for your loved ones.. If there is something I can do, that will set me financially free, and makes sense; I'm all for it.. How bout you @ Steve Might? Why are you investing in real estate??

Thanks for the info @Ankit Duggal.. I'm going to look into that, and present it to my JV partner.. I'm learning alot right now; and your adding to my experience also.. But if I may ask how did you come up with the $199k Arv?

@Jon Holdman; I know when you first.started off you didn't know your numbers either.. It's not like you can jump right into real estate knowingyour numbers... And, I'm definitely getting more info n on how to do so.. I'm gonna use your post as a pusher for success..
Apologies; it's a wholesale deal. I'm trying to determine the Arv of a 3 family house.. And, there isn't any sold listings in that area.. So can I I figure a comp using for sale listings, that has already been renovated?
What if I can't find sold homes, in the area of the house, I need comps for; do I look for similar (for sale) houses that has been renovated?
Can someone send me a successful deal that was made; comps, pricing, so I can study it

Thanks for the replies.. I'm clearly working with someone who does not know, or trying to mess my credibility up.. Unfortunately, I haven't done any comps on these properties, and I'm fortunate that I have bigger pockets on my side.. Time to go out and find my own motivated Sellers, with my own niche; finding my own comps negotiating my own prices to market, and closing my own deals.. Thanks guys!! I truly appreciate the response I get from this site.. Hopefully I can update myself, come back up here, and acknowledge everyone that added to my success...

This is a joint venture.. The guy that's letting me market the properties are coming up with the numbers, and to my knowledge he knows what he's doing. So I would expect that his numbers are correct.. And, I don't have access to the mls, so I don't know exactly how I would get the comps. And first/foremost if I do get the right comps "if they're wrong; I don't wanna go against his number. Constructive criticism is accepted.. I'm trying to learn here..

Thanks for the enlightening.. And right about now I'm doing this full time.. I work as a part-time Chef in a stadium where soccer is played; so you know that not to much work unless I'm there. But I actually do this full time; and I just pray I come out successful at the end.. I started out by gaining the knowledge (no sleep), and then I linked.up with a fellow wholesaler to get hands on.. Hopefully it doesn't take 12 months to get my first deal going. Otherwise my option will be a backslide. Working for employers that have no respect for my livelihood.. That's a nightmare.. But hopefully I'm in the right place, where there are other minds (better) like mines, that can contribute to my success in this field.. And maybe, just maybe I wont have to wait 12 months to get a check.. And Will, if it's possible since you actually been there; I'm gonna definitely need your support. Love my new family
