My Credit, and currently no cash. Everything in the house is in good condition.. There are just some upgrades that need to be done. Example: The windows.are in good condition, but the buyers might want to put in newer ones.. And I'm a newbie investor; I don't want to get my hands into something I can't get them out.. And on the flip side; this deal is a joint venture..

I'm the seller.. I have the property under contract, and it's hard to get rid of... I don't understand.. The few buyers I came in contact with, is worrying about the taxes in that city.. Maybe they are not quality buyers??

Yes I'm trying to find buyers for the deals in a joint venture.. He's been selling them after a while; but I wonder if he's giving me the price at an outstanding level... But I've been putting posts on craigslist, I've been in contact with a couple of buyers but still no one takes a bite at the deal. I've even been out to show the properties a couple of times.. But still I haven't been able to close... t may be my current financial situation, that's making me rush, or maybe it's not for me...
If taking over the mortgage is an option; would that be best option? And why, or why not?

What am I doing wrong?? I've been at it for a couple of months now, and I still haven't closed a deal... Well I started doing joint ventures; but I still haven't found motivated buyers to buy the property. This is one of the reasons I'm not trying to put a deal under contract.. If it's hard to get a buyer with someone else's deal; what chances do I have...?
Thanx for the responses; with a realtor, there's required end. But dealing straightforward with a house owner emd is a good faith, but not required..
