Best Way to Find Deals?

Hello All!

I think the money is made when you make the deal, so finding great deals the way to go.  What is the best way to find deals out there for a non professional investor?  I have time since I retired early and 500K to invest, but i want to do it right from the beginning when I have the money to invest. I would like to find a good location with decent cash flow and solid appreciation then find deals. I am willing to do the work and research, but what is the best way to focus my efforts?

Create a list off of the myriad of list sourcing companies out there, hire someone to do your letters and start sending letters every 4-6 weeks or so. Or hire a bird dog to find you the deals.

I've heard many folks having success with direct mail, cold calling, text, etc. The number one way to find deals whether on/off market is to stick to ONE method! Perfect this method, improve it, tweak it and become the best at it.

@Neil Polehn the best deals are commonly found off market i.e. direct to seller, broker pocket listings, or wholesaler, but not always. As far as finding a location, that's something you have to decide for yourself. What type of market? Primary, secondary or tertiary? Local or OOS? What metrics are you looking for? What property class? What type of returns?
