Hi, I’m new to Atlanta and fairly new to Real Estate. I have a burning desire to be a great real estate investor. However, I’m not sure where or how to start. I’ve had mentorship and it was thousands down the drain. If anyone can point me in the right direction it would be greatly appreciated.

I think you already learned the hard way that you can't pay for true mentorship. You pay for coaching, but that isn't worth it until you are already doing business and you want to take that business to the next level. Mentoring to me is more about finding a group of investors and building camaraderie. You bring something to the table, even as a new investor, and you take stuff from the table. You can learn a ton on here, but you have to sift through a lot of bad advice. Weekly local meetups or Zooms allow you to connect one-on-one and learn about people and build investor relationships that become the backbone of your investment lifestyle.
