How to know what a good title company is ?

Decided to dip my toes in wholesaling this year. Just getting some basic information on what I should be looking for in a good title company? Are there any specific questions I should ask them? Also, any recommendations in the Columbus, OH area?

Quite the conundrum this.

A "good" title company wouldn't engage in the BS known as a dual escrow.  If for nothing else the lack of disclosure and total abuse of the seller in a transaction.

Look for some that values money over dignity.

@Jonnathan Agudelo my title attorney cringes every time I mention wholesaling. Most reputable title agencies are steering away from folks brokering deals without a license. That said, there are 100 hungry agency's out there that will probably take your business. You just need to be up front about what you are trying to accomplish and how you are acquiring and closing your deals. Let them react.

I just purchased a few SFRs in Az and the closings were spread between three Title Companies. All did a great job but one was almost 1/2 the price in closing costs which was First American Title. I see they are in Ohio as well.

I agree that it's the same basic questions to ask. There are a few title companies that have investor divisions and are a little more adapted to working with clients out of state here in Columbus. @Jonnathan Agudelo

How quickly do they respond?

What are their reviews online?

Do they followup when they say they're going to?

Treat them no differently than any other company you work with.  Competency really shouldn't be an issue here or they'd be sued into oblivion...
