Do anything to increase curb appeal?

Question

This is a B class rental in a decent neighborhood. How important is curb appeal? Is there anything you would change/improve in the front or back.

I guess I am wondering if things like getting the windows glazed, the house pressure washed, and or the owning removed are worth the investment.

Selling or renting curb appeal is at the top of the list. Realtors know a sale is usually lost by the time you hit the front door. When I wholesale i like to hit the appeal button because even hardened investors are affected by it even if only slightly.

That's nice landscaping out front already. I would lose the awnings; those metal awnings always look incredibly dated, and unless you are in the south where there's fierce sun, they make it dark inside. 
Then maybe paint the front door to match the shutters? 
Both those things would add to the aesthetic appeal of the place. But, do you need more aesthetic appeal to get it rented? probably depends on your local vacancy rate more than anything else

I do curb appeal mostly but mulching the crap out of the place. I also have a townhome in the 'hood...I wind up mulching all of their yards when turnover occurs.

I average about 4 days vacancy on 3 rental properties.

I personally emphasize curb appeal in the form of modern, clean and well kept feeling. The front of the house looks nice. There are personal touches through out.  I dont know if I would glaze windows or remove awnings. I would power wash the house if it is dirty. I qould painr clean and make someone feel comfortable upin entrance.
