Getting started (true noob)

Hey bigger pockets I have to start by saying how happy I am to finally decide to take steps into financial independence for the past three years I wanted to get into the housing market you know typical buy and rent but I’ve never had the funds or guts to pull the trigger. I am 24 years old turning 25 this year my parents and I were able to obtain a home Bt because of some hiccups with the lender on the refinance my mothers name is not on the property only mines now my credit is pretty decent but I dnt make over 100k a year to feel comfortable to buy another rental property as this one is our residential home. I know I need a coo signer which I plan on doing with my mother on another multi were kinda just stuck in this process and I’m a lil frustrated because there’s no guidelines for this sort of thing if anyone else going thru the same please leave your thoughts I live in Massachusetts the market is kinda everywhere and very over priced. Help out a young investor reach his goals bigger pockets

You're all over the place here and you've painted yourself into a corner only thinking you can buy property if your mom co-signs.  I don't know your family situation but based off of your age you need to be living on your own not co-signing property with your mom.  You don't make 100k a year so what?  Go make more money first and move out of the nest young buck.
