@Rita Samaddar Pueblo sees a lot of real estate transactions from folks up north for affordability reasons. It's not really a zip code type city like other larger cities might be. It's more of a sub-area city like you mentioned a few of those. For example the 81001 zip code has both houses selling for $50k and $1mil+. But if you were to say the eastside or walking stick that is more specific within 81001.

Currently Pueblo does not have a short term rental code written so any operating are technically illegal. If you look on Airbnb for example you’ll find a lot of owners. That’ll change within a years time as the city is working on adopting code.

You either need to increase your income dramatically or leave and go somewhere you can afford. It sounds like you're living in either shared quarters or someone's half basement. You look about 25 years old. I get it, it's cool to live so close to the beach and lust over babes all day. Chances are they don't want to live in a half basement with you. Lastly, there is 0 statistical evidence of someone living in a half basement because rents cheaper than market rate with out of state investments with a substantial net worth. If there is, they're an anomaly.

You’ll only go as far as your “why” will take you.
Read books like MREA and network with agents in your office who are producing at levels you want to be at.

Sell it. Will capital gains ever be lower than now? You can always go back into debt if you want.
