Was what he did wrong?  Well based off of your story, yes - morally (if God exists).  Albeit, we have 50% of the overall account.

Does this type of thing happen typically in our industry? Yes.

Will it happen again?  Yes.

What should the OP do? Move on, it's a broken world.  I tell my clients all the time nothing is done until monies are disbursed at closing.

@Bruce Hanson Thanks for your concern.  I think you need to re-read the OPs posts.  He is first putting his needs above the needs of his clients -- this is a mindset issue.  Secondly, he's trying to focus on his need for an investment and the needs of his clients in year two while struggling to make income -- he's playing tug of war with himself.

All that glitters is not gold.  Work on the income first, then worry about "investing".

Y'all are way ahead of yourselves.  

First, confirm the zoning you think it is with zoning department.  Ask them the history on the zoning as well.  I ran into a case where the property was last used as commercial but historically it had been used as a residence before zoning existed, therefore they allowed it to be a residence again.

Next, ask your lender if you can use FHA on this type of commercial zoning.

You have some conflicting information and an attitude adjustment is necessary for you to excel as an agent.  

You said you've been in business for 2 years and are spending too much time with clients and not enough time searching for your own deals yet you have no money.

Be a good steward of what you've been given responsibility over.  I trust you're more responsible than the government.  Therefore, better off in your hands than theirs.

Read what Joel Owens said then read it again.

I'll quickly reiterate you want 6-12 months living expenses set aside.  Normally would say 6 months but you have a family and are sole provider might consider increasing that.

Consider joining a team.  A good team.  The best team.  You don't want to work with someone that isn't running a business you want to work with the best team to learn from the best and henceforth be the best.

They're minors. Focus on finding the parents and escalating as necessary from there. You'll have better luck getting a response from a wall than these 14 year olds.

Your income is your number 1 wealth building tool.  What makes you want to quit your job?  What kind of work do you do?  Degree?  How can you increase your income with the skills and knowledge you already have?  How much debt do you have?  What kind of insurance are you carrying and is it enough?  Notice I haven't even mentioned real estate yet...
