Direct Mail marketing

Anyone know where to find good templates for direct marketing specifically the content to put on it. I want to target pre foreclosures / vacant properties but not sure on what to write, more so looking for a starting point on a template that doesn't come off too impersonal

Every subclass of seller requires a different message if you really want to up your response rate. Most companies practice general spray and pray, will buy quick for cash, messages which work only if you can spend a ton. Preforeclosures are very difficult because they don't want to admit they are in trouble yet and oftentimes, one party in the house might not even know so you could be giving the alert. Vacant is a mixed bag as well because vacant is split up into absentee (great target) and runaways (forget it). Your funding source also matters in your presentation. If you don't have cash, don't say it. You should be trying to build a connection.
