Rookie Investor Needing tips

I'd like a response to this scenario, the numbers are for example purposes but the scenario is real for me.

If I have 400k to invest, should I buy 1 property outright and just rent it, or should I leverage the money differently to get 2 or more properties? How and Why?

Not enough information for us to help. Are you a new investor? If you have no deals, I would focus on one deal first and you don't have to use all the money at once. And are you looking to hold both properties? If so, what about killing two birds with one stone and buying a multi with 3-4 doors, but only one building. You don't want to spread yourself too thin before you know what you like and don't like about investing.
