How can I effectively analyze vacancy rate

Hello BP members, 

My name is Andrew Vedder from Houston, Texas. I've been analyzing properties in the greater Houston area for about 6 months now and I'm struggling to figure out vacancy rates. 

Can anyone share some tips and tricks y'all use to accurately assess what your vacancy rate may be for a 2-4 unit MFH?
