House Hacking pay structure

Im closing next month on my first Property. I wanted a duplex but am doing a single family instead its a three room but can add a 4th. I will be living in as my primairy residence and renting out the other 2 rooms till I can get the 4th finished. My question is what's the best way to structure paying for utilities? should I do a flat rent fee that covers everything or do it split up every month? and if so should they pay separate from rent or add it into the rent payment?(already have 2 roommates ready to move in)

Any and all help is welcomed and would love to connect with anyone else that rents by the room in this same situation.

i am house hacking my first property: i keep it simple. flat fee for monthly rent, calculated utilities into fee. hope that helps!
