Account Closed I would call. The problem with mail is that you dont'know if they even recieve it.

I can't advise regarding do not call lists. I believe the restriction is on calling to sell something. You are callng to buy from them. but I am not an attorney and that is not meant as legal advice.

No you dont want skip tracing software. you genrally pay for a specific search or you can pay a private detective. There are many online sites that offer to find people. Expect to pay for the service.

Once you know who owns it the hard part is often finding them to contact them As @Chris Seveney the term for finding people is Skiptrace. Lots of sites onine to help.

I have been using Invelo since it’s included with pro membership. I use it to find leads and add properties I see when driving. It includes $50/mo worth of services and you can use that to skip trace contacts. So far every skip trace I’ve done with Invelo is under $1. I called several owners last week.

I agree with Ned. I’m calling to buy and I don’t have a call center calling to say someone else will call with an offer. I’m the one offering directly and give them my number to call if they decide they want to sell.

I will look at tax records as others mentioned to obtain name(s), then I have been using WhitePages.com to get phone numbers. I believe I only pay $5.99/month or so.

Hi Stephen,

After you find the owner, by going to https://publicrecords.netronli... , as Nate Carey stated, you can go to this free website: https://www.truepeoplesearch.com/#  to find the owner’s numbers and emails.

Some of the #s will be old or dead numbers, but this site usually has at least 1 listed number that is correct. I have found these #s are the same as some of the paid apps or websites.

If you are looking for all in one tools to save on time PropertyRadar and PropStream are both really great for finding everything from Notices of defaults, owner information, property history, and owner contact information.
