Listing an occupied rental

I see very few rentals for sale on the MLS, and I don't recall the topic being discussed here. The goal would be to sell to investors, leaving the tenants in place.

Any insights or tips in listing an occupied rental?

I.e. please don't disturb tenants, no access until executed contract, etc?

What else? Pitfalls?

yes, I inlcude info on monthly rent. I make a statement market rent or otherwise. I also include keywords that someone may use to search. Investment. Turnkey. Rental. Tenant. Etc.

Yes, tenants get anxious, that is why I just wont allow showings without a really good indication that a contract is coming together.
