19 Property Showings in One Day... Is That Good Service or a Red Flag?

On Monday, an agent showed one of my listings. Today, I called her to get some feedback and her response surprised me.

She said she couldn't remember my listing because she had shown her client 19 properties yesterday and was back out today showing the same client even more properties. When I got off the phone, my immediate thought was that clearly this buyer has no idea what they are looking for. My second thought was, this agent must be inexperienced.

Personally, I can't imagine showing 19 properties in a single day. At some point, don't all the houses start blending together? I am curious to know what other agents think.

• Would you show a client 19 properties in one day?
• What is the maximum number of properties you have shown in a day?
• Is this a sign of an indecisive buyer, an inexperienced agent or just today's market reality?

to me that seems nuts 

when I was a street level agent.. I would show no more than 3 properties in total.. I would pick the best ones and show those.. someone showing 19 properties is letting the buyer lead them around like a bull with a nose ring.. that agent has lost control.. I would only work with folks were I controlled what we looked at.. if they would not buy one of the 3 best ones they in my mind were tire kickers and waste of time.  Now that was just me .. Qualify present then CLOSE the deal. Boom..
