Any Experience with Oxford Realty?

Hello,

Has anyone worked with Oxford Realty in Hartford? When I look  at loopnet, Crexi, they have the most listings with little information. Most of the properties fall within the 100k per unit, small to mid size which is what I am looking for...

I wonder if anyone has had good or bad experience buying from them.

I've found that broker quality matters a lot less than deal quality. Some of the best acquisitions I've looked at had terrible marketing packages, missing information, and very little detail upfront. On the other hand, I've seen beautifully packaged listings that completely fell apart once you dug into collections, deferred maintenance, or actual operating expenses.

When a listing catches my attention, I'm usually less focused on who listed it and more focused on getting answers to a few underwriting questions as quickly as possible. Are the rents at market? What's been deferred? How much capital has been put into the property over the last few years? What assumptions would need to be true for the deal to hit your target returns?

The longer I've looked at multifamily, the more I've realized the broker gets me to the property, but the underwriting determines whether I buy it.

What metric are you screening those Hartford deals on first—cash flow, value-add potential, or price per unit?
