Investment Only Realtor - Is it a pipe dream?

Question

Are there any realtors who exclusively work with investment clients. I am new to real estate and currently have a mix of clients, Primarily residential and residential oriented investing. I have some rural investors looking to purchasing farmland. My question is as follows, what are your client ratios, and has anyone successfully built their business to the point they are 100% Investor oriented? All suggestions, stories, and advice are greatly appreciated.

I was a part time agent for 10 years before I became a full time agent, so my situation may not be as applicable...since I jumped into the career already with a full understanding of how to manage a transaction, and how to manage a successful business (I ran a healthcare business before going into real estate full time).  I also had income from rentals, and a decently high net worth, so if I failed, it really didnt matter.

By my 2nd or 3rd full time year in the business, I was in the top 1% of agents nation wide.

I"m pretty darn close, because the hubby runs a property management firm, so I get all the owners from there , buying and selling.  ALso, lots of repeat clients.

How long did it take you to get your business there? I don't want to be too overzealous and would prefer to focus on a tried and true method of building my business.

Right around 80% of my client base is investors.
