What does everyone think of Toledo?

I would love to find a cash flowing asset. I know there are many places in Ohio and we are looking at them all including Toledo. We are out of state investors with CASH to buy a property, we have been coached, still mentored in a program, and now want to make a move for cashflow. We live in Pennsylvania, and we are both licensed realtors here. We need a good investor agent that has connects to off market properties, property manager, contractors. Let's have some fun and make some money! Lets goooooo
