Empty lot lenders

Hi everyone, I am wondering if anyone Has had any good experience with a particular lender that will loan on a empty lot? The property next to me is a 1 acre lot, it has a Well, Septic and Power, but no structure. I have been wanting to buy this piece of land for years and it has recently become available. I eventually want to build on the lot but for the time being, I want to purchase it so that no else buys it first. From my understanding few lenders loan on just empty land. I would rather not go to multiple lenders trying to figure out who does what if someone on here has had good experience with a particular lender already that does this type of loans. I am located in Western, North Carolina, right outside of Asheville. Thank you in advance!

    try to get the owner to finance it..  Just ask the owner what are you going to do with the money if you sell for cash?? they usually say stick it in the bank.. so you can offer them a nice return above bank CDs and on an asset they already know and like etc..

    So what I always did / do is give an A  B 

    all cash offer lowest price

    sell on terms  higher price.
