Multifamily vs Commercial

Hi, I was wondering how do Lenders look at deals that involve a 4 unit apt and a house.

Is this considered a multifamily (4 plex) with a detached house, Or does the house make it a 5 unit Commercial deal?

There's different ways, I would probably build it out as a 5-unit residential, not commercial. Otherwise splitting the parcel will make future financing a little easier and more affordable.
