Tapping Into Rental Property Equity

Good morning all. We have a portfolio of 9 rental properties that have several hundred thousand in equity we are interested in tapping into. We have explored cash-out-refinances but the quote we got from one lender included $7,000+ in closing costs and fees. If we do that on several properties, having $20,000-$30,000 just in closing costs doesn't make for a good investment. I am reaching out to see if anyone here has any suggestions for how we can tap into some of our equity without starting out tens of thousands of dollars in the hole. If we can't start making money on our equity for 2-3 years, that's not a good investment for us. 

The properties are held in individual LLCs in a Series LLC which complicates things a little.
