Looking for 80% LTV Cash Out Refi Lender

Hey all,

I am looking for a DSCR lender that can help with the following terms on multiple deals:

1. Loan Ammounts: less than 100k sometimes

2. Cash Out LTV: 80%

3 Appraisal: Preferably non amc but not deal breaker

4. Lending Fees: less than 3% on sample 100k loan for all lending fees (origination, underwriting fees, all other lending type fees)

5. Location: Ohio

It's doable with the right lender though, depending on your credit and the rents on these. Direct lenders have more room here than brokers working wholesale minimums.

Non AMC appraisals are common on the DSCR side since these aren't agency loans. On fees, at your loan sizes compare total dollars plus rate instead of a percentage, the fixed costs just eat more on a 90k loan.
