@Nathan Platter, I am looking to get some advise on what I should do about have a contractor/maintenance person for my first property for the unforeseen call in the middle of the night.

    I have been doing this
    For 16 years, the only midnight calls I ever get are from police. I confirm ownership and go back to bed.
