Mobile Home Park - Need Help Analyzing it Pretty Pls!

Hello BP community! This is my first ever message on here as I am new to this community and am really looking forward to connecting and learning from you all. I am ready to buy my first Multi Family Rental Property or Mobile Home Park to start generating some COC returns! I found one that I think looks good but need your genius advise and support on how to analyze it for me to know if it really is a good deal/investment. I was trying to run the numbers in the BP Tool but have no idea what the property taxes are or how that works for Mobile Park Homes.

I would be offering less than ask but it takes more info to determine that price.

Find-> Analyze-> Make an offer-> due diligence-> closing-> takeover/operate
