We have bought homes from legacy. Their financing is good but their homes are not. The warranty work won’t happen so plan on fixing yourself and waiting to get reimbursed for it. Not dogging them but people need to know their product and service is inferior. The price is cheap though!

@Logan M. thankfully no lost communities but I lost a storage facility in Panama City. Insurance is a real challenge in FL. We keep buying in FL because it’s got population growth, a lot of demand, and all the other business friendly benefits there. All depends on your risk tolerance I guess.

Only very aggressive markets will have what we call organic move ins. An organic move in is when someone brings their own home into the park. Usually you as the park owner need to buy homes, bring them in, set them up, and sell them move-in ready.

Get an attorney in that state from the Assoc and have them draft one. They probably have one already.
Sell the homes and rent the lots. Avoid the rental model. Rent to own is BS and they will just be glorified renters. If you want to rent units then buy apartments. The beauty of MHPs is the lot rent model.
