Mobile homes for rent - is it worth it?

I’m seeing that land and mobile homes are affordable and thought of buying a brand new mobile home to then place them on land and rent it out. Is this worth it? I see people say that mobile homes depreciate rather than appreciate like traditional homes do. Would I be able to charge a reasonable enough rent to cover the cost of the loan as well as overhead? Is this likely?

I haven’t done this BUT I have friends who are fixing and flipping mobile homes in California. One thing they stated was that you should speak with the mobile home manager because some mobile home communities do not allow for rentals.
