Mobile homes for rent - is it worth it?

I’m seeing that land and mobile homes are affordable and thought of buying a brand new mobile home to then place them on land and rent it out. Is this worth it? I see people say that mobile homes depreciate rather than appreciate like traditional homes do. Would I be able to charge a reasonable enough rent to cover the cost of the loan as well as overhead? Is this likely?

This can be a very smart strategy if done thoughtfully. In our co-investing club, many members have invested in mobile homes, and I’ve personally invested in land, having both together can be a powerful combination. The key is that while mobile homes tend to depreciate like vehicles, the land itself usually appreciates or at least holds value. If you buy a reasonably priced home and pair it with affordable land, the rent can often cover the mortgage, taxes, and overhead, but the numbers have to be modeled carefully. Focus on total monthly carrying costs versus realistic market rents, and consider factors like lot rent, utilities, and maintenance. When the math works, this can absolutely generate strong cash flow with lower upfront investment than traditional rentals!!
