Starter in Grand Rapids Mobile Home Investing

I am looking at jumping into mobile home investing in West Michigan. From being a Realtor I know that there are a lot of intricacies to any type of real estate deal, and that mobile homes are a different animal. 

I would like to understand how the transfer of title is processed in the state of Michigan. Also looking for local or statewide lenders that will finance my buyers after I have completed the rehab.

Any advice is welcome. Thank you in advance!

Welcome to BP and the wonderful world of mobile home investing.  I buy and sell mobile homes state wide.  The titles look and work exactly the same way a car title does.  There is a place for you to put the sale price and sign off on it.  To get a title transferred in Mi-the buyer will take it to the Secretary of State, they will pay 6% on top of the sale price and a $90 transfer fee.  That's all there is to it.  As for lenders-unfortunately there aren't any but, there are still many ways to make money with them!  I am always looking for good deals on 1990 and later model mobile homes!
