When buying a park can surveys, phase 1s, and other diligence expenses be wrapped in the loan or do they have to be paid out of pocket? Thank you!

The phase 1 will only be several $1000 dollars. You will need to pay for it up front. If 3-5k is a problem, you should not be buying a mobile home park. Credit card cash advance, borrow from a friend, borrow against your retirement account are a few ways to get some quick cash. But really, if you are worried about some up front costs, dont even think about buying a mobile home park.

I am sure you have "reasons" why you dont want to pay upfront, but any purchase will take some costs out of pocket.
