Hi all,
I'm trying to do some cold calling and direct mailing to some owners. But I tried PropStream and their program doesn't work with MHPs. What program, service, company, etc. do you guys use to get MHP phone numbers, mailing addresses, and email address?

Hi All,
Which software or tool are the best out there for creating a direct booking website for STRs? I'd love to hear your top picks and why. I want to be easy for my guests to navigate the website, book a reservation, pay with a credit/debit card, I want to collect money easily, and I want it to integrate well with Hospitable (PMS) and Turno (cleaning schedule tool). I appreciate it!

Thank you all for the advise! I have good insurance now that covers me. I don't rely just on the AirCover. I will implement the collection of photo ID (I do this now because the city requires this), deposit, and have them sign a lease/rental agreement. @Lisa Graesser would you mind sharing your lease with me or a template of some kind? Hi All,
I have an STR that's on Airbnb and VRBO right now. But I'd like to build a directing booking site and put my STR on that as well. I like that you don't have to worry about getting a bad review on Airbnb or VRBO when getting a booking from your direct booking site. But what about when bad things happen? How do you protect yourself? For example: when guests break stuff, when they break the rules, when they have a party in your STR, etc.? What I like about Airbnb is that if the guest breaks the rules and you can prove it, Airbnb will have your back and allow you to kick the guest out with drawbacks. How do I protect myself from the bad stuff?

So income wise I report to the IRS the money that is paid out to me from Airbnb and VRBO in my bank account. And deductible wise: I’m just expensing the hosts fees and other tax deductible things.

@Ryan Moyer so do I just add up the “Deductions” column and those are tax deductible?
With Airbnb it’s so easy. There’s a form and it shows all the hosts fees.
