Marketing with sticky notes

Hi everyone, I am trying new ways of marketing and I thought about placing sticky notes on doors . Now my only issue is what to write on the sticky notes . Can anyone give some advice on what would be something good to write ? Or something that has worked for you . This is what I have so far , Hello I was driving by your mobile home and saw that it looks abandoned and not taken care of . If you are interested in selling give me a call . Just JK . In all seriousness I truly want to write the right words in order to not offend anyone and make them feel completely comfortable. Thank you in advance!

I agree, keep it simple. Don't start the conversation with 'you're home looks like garbage' because then you have nothing to negotiate. Anytime a see a home being sold by someone who is a private seller NO MATTER the condition I always make a point to let that person know that they have handled their situation as best as they can. Even its a dump filled with trash you don't know their story (although they are likely to tell you).
